Applying for a Property

Usually our first step before a viewing is to fill in an application form. Please click this button.

Usually we have a few interested parties in the one property. So we may organise a group viewing. 

 We can also keep your application on file for when a suitable property comes up.

We have an obligation to the owner to make sure that tenants we rent their house to will treat the property well, pay the rent on time every time and not annoy neighbours. Therefore all applications go through the process of credit and reference checks. If your application is approved we will discuss a start date and what it will cost to get the keys. You are required to pay a bond equal to four weeks rent plus the first weeks rent. We have never charged a letting fee. Tenancy agreement, terms & conditions, health & safety and bond forms are completed and signed, and the final thing done is a video of the property as a record of its condition.

Rent Increases

Legally rent may be increased annually. Tenants will receive a 60 day written notice that their rent is to increase. Your rent will reflect market rates and because we have a large number of houses, we are able to compare other properties with yours to ensure it is fair.

Paying Rent

We prefer that you set up an automatic payment to pay your rent, you will be given a code by us to include on your automatic payment that is unique to your property. Usually rent will  be paid weekly, but this can be discussed before the start of the tenancy.  We have a Zero arrears policy, so rent must be paid in advance. 

Maintenance / Repairs

Insurance

Tenants are responsible for their own possessions. Some insurance companies offer tenant insurance which cover for damage you may cause.

Utilities

Tenants are responsible for the setting up of the utilities eg: Electricity, Gas & Telecommunications. We can offer advice. 

Giving Notice to Vacate

If you decide to leave the property, you will need to give us - in writing - 28 days notice. We will then give you a Leaving Checklist & a rental statement.The property must be left clean & tidy, including the gardens. A final check will be done with the tenant present on the vacate date. Keys are then handed back, a bond refund form is filled in.

Owner Selling your Rental Property

If the owner decides to sell the property that you are renting with vacant possession, you will be given at least 90 days to vacate. If the property is sold without vacant possession - you may be able to stay on as a tenant.
