At Good Hands Property Works Ltd, whether you need management, maintenance, inspections, or tenancy services, we've got you covered.  We work with our customers throughout Coastal Otago, from Dunedin to the Catlins to ensure that their property management needs are met. * Rent Appraisals - $80 Plus GST

  This is waived for existing clients or if the property enters the portfolio

* Management Fee - 10% Inc GST

   Includes: 

  • Viewings, website listing

  • Tenant selection, credit and reference checks

  • Documentation - tenancy agreements, terms & conditions, health & safety, bond lodgement. Video record.

  • Collection and monitoring of rent, monthly statements

  • Weekly rent disbursement

  • Scheduled inspections, reports and recommendations

  • Tenant changeovers

* Maintenance - 10% plus GST on accounts

   Includes:

  • Access to quality tradespeople who prioritise our work

  • Liaising with tenants for access

  • Anytime contact for tenant service requests

  • Optional bill payment from rent income

* Minor Repairs - $45/hr Plus GST

* Tribunal Hearings - $40/hr Plus Travel

Price List for Landlords -

Find Quality Tenants

We aim to get the best tenant for your property by using a thorough tenant screening process. This includes credit and reference checks as well as talking to previous landlords.

Tenants will complete and sign a tenancy agreement, terms and conditions, health & safety appendix’s and bond form upon being accepted for your property. Your property is videoed prior to the tenants moving in to ensure the current condition is recorded. 

Maintenance & Repair Work

We use the best tradesmen available within our local area. 

For large jobs a quote will be sent to you for authorisation.

At the beginning of your management contract you can tell us whether you would like us to handle repairs, or the repairs be capped at a certain amount, or if you want to undertake these yourself.

Repairs are either listed on property inspection report, or a service request from a tenant.

FREE Property Rental Assessment

If you have a property or are thinking of buying a rental property, we offer free rental appraisals to existing clients and the fee is waived if the property enters the portfolio.

Collection & Disbursement of Rent 

We have a ZERO tolerance for rent arrears. At the beginning of tenancy, we will come to an agreement with the tenant on whether rent will be paid weekly, fortnightly or monthly. Rent will be disbursed on the Monday following rent paid to our trust account.

If rent is late, we will chase this up straight away. Tenants pay their rent into our trust account

Accounting

Each month you will receive:

A statement of rent payments made by your tenant.

Any invoices for work undertaken on your property.

A statement from our accounting package detailing invoices paid or due.

 

Quarterly you will receive:

A property inspection report

FREE Property Inspection Reports

Property Inspections are a vital part of having a rental property. Not only does it keep on top of maintenance issues and  how the tenant is looking after the property, but also is important for insurance purposes. Property Inspections are done every 3 months (quarterly). This is a free service we offer to residential rental property owners. Property Inspection reports are also done by videoing at the start of tenancy.

Advertising / Marketing

Rental Properties are listed on our website and facebook. Occasionally a ‘For Rent’ sign is put up.

Trade me is also an option for some properties (owner to pay listing fee).

Farm Staff Housing Management

Change your staff housing from a cost to an investment. We know you are very busy so we can take the pressure off by managing staff tenancies. We know the rules and regulations for employee tenancies and can help you navigate through these.
